How we helped a Landlord approach Mould problems in their Rental Home
The property:
A charming 3-bed semi-detached home facing North, with lush gardens front and back, and some very large trees.
BACKGROUND Last Winter, mould began to rear its ugly head. The landlord is keen to fix it before it comes back stronger this Winter. No one’s health is at risk yet, but the mould is definitely an eyesore, and it could start damaging the building materials soon.
Our action plan:
Conducted a thorough, certified mould survey.
What did the mould survey reveal?
- The house’s North-facing position and tree shade make it quite chilly.
- The tenant, living solo in a 3-bed house, struggles to keep it warm.
- Classic culprits: poor insulation, bad ventilation, and some failed window units without trickle vents.
Mould issues we found:
- Under the Eaves: Common mould spot due to limited insulation in the roof space.
- Bathroom: High moisture from bathing, with no mechanical extraction. Needs better ventilation.
- Kitchen: Another moisture hotspot. The extractor fan doesn’t vent outside—ventilation upgrade needed.
- Windows: Some double-glazed units have failed, lacking trickle vents, letting in too much moisture.
- Exterior Wall: The front wall’s render touches the ground, causing bridging around the front door. Needs trimming at ground level and a new drip bead.
Quick Fixes? Sadly, no easy solutions here.
The landlord aims to get everything sorted before Winter to keep the property in top shape.
