it appears insurance companies are starting to speed up their project approvals, finally!

This lucky family was woken by their dog
barking – alerting them to smoke throughout the house!
According to the family, nothing unusual or different had happened or taken place that day, yet a fire had started in the converted attic of this family home, which was being used as an office.
- Fire investigators still don’t know what caused the fire, but the experienced loss assessor obtained acceptance of liability from insurers as the damage was extreme enough to require an entirely new roof!
- We have been carrying out work to replace the entire roof and attic space, and Phase 3 of this project completed as we went to print!
- We've now finished stripping out the inside of the property:
- Plaster removed from the walls
- Kitchen has been taken out
- Bathroom stripped back
- Plus all doors, casings, skirtings & architraves have been removed.
Next stage will be reinstating the property, putting it back to the way it was before the fire occurred which will be a major refurbishment project.
Finally, the client has asked us to do some additional work to take a supporting wall down and install a steel lintel.
PROPERTY DAMAGE: Fire
LOCATION: Oswaldtwistle, Accrington
PROJECT VALUE: £83,000
2-up/2-down terrace rental property with extensive fire and smoke damage caused by an air fryer.
Fire decimated the kitchen, and extensive smoke damage meant the lounge needed stripping out, scrubbing and deodorising before we could apply blocking paint.
When we stripped off the roof of the kitchen extension, we discovered:
- Fire damaged Steel girder over the entrance
- Loose brickwork around tops of the walls
- Cracked stone lintel above the back door
- Further damage to windows and front door
- Plus, additional plumbing and gas work
The Steel girder and Lintel required a structural engineer's report before we could submit the remedial works as variations to the insurers – and get approval for the additional work.
All's well that ends well; and the clients were so delighted with the project completion in April, they've asked us to do further private work at their own home!
