NEW DAMP & MOULD SURVEYS LAUNCHING IN EARLY 2024

In a significant stride towards ensuring safer and more habitable housing, we’re pleased to give you forward notice of Action Insurance Repair’s new Damp & Mould Surveying service, which will launch in early 2024.

Aiming to tackle the pervasive issue of mould infestations, mitigating health risks and preserving property values, our new service has been born from increasingly being asked to assess mould and damp-ridden properties for insurance claims assessments.

What is the Service For?

Mould growth has long plagued the property rental sector, posing health concerns for tenants and logistical and legal challenges for property owners. This controversial issue reached a pinnacle in the 2022 landmark case of 2-year-old Awaab Ishak who was found to have died as a direct cause of mould exposure in social housing.

As a result, a new law is proposed in England and Wales which means that Landlords will soon have a legal responsibility to determine the cause of mould in their property and put measures in place to fix it within a strict time limit, if the onus falls on them. This new law will be integral to tenancy agreements, so the tenant can hold the landlord legally responsible if they fail to act in a timely manner.

The launch of our specialist Damp & Mould Surveys empowers landlords and letting agents to

proactively address this pressing issue. With the ability to curtail health-related claims and maintain tenant satisfaction, it promises to be a game-changer for property management.

How Will the Service Work?

Although Action Insurance Repair has extensive experience in assessing properties for damp and mould, we feel such an important issue with far-reaching consequences for landlords and tenants alike, needs firm, notable certification.

We are embarking on obtaining qualifications this Autumn which will certify us to identify and categorise mould-infested areas using advanced technology detection methods. An accurate assessment informs a comprehensive eradication strategy tailored to the property’s specific needs. By addressing the root causes of mould growth – often tied to moisture intrusion, inadequate ventilation, or leaks – our service will ensure a more lasting solution compared to traditional superficial treatments.

Eradicating mould also proactively maintains property values, minimises rental income disruption due to unresolved tenant complaints – and can even make a property more desirable for a prospective tenant.
