NAVIGATING BUILDING INSURANCE CLAIMS – MAKING AN IMPACT ON OUR CLIENTS

It’s inevitable that incidents will occur occasionally when you manage a lot of properties: a big leak, a storm, a flood etc. In situations like this, Ainsworth-Lord Estates advises landlord clients to make a claim on their buildings insurance.

On this occasion, Ainsworth-Lord Estates contacted AIR because a vehicle had driven into the front wall of a ground floor flat that they manage.

The Challenge

The landlord was naturally keen to get the repairs completed quickly and to a high standard to minimise loss of earnings. However, the impact of the vehicle had left the property uninhabitable, so an independent structural survey was needed, even before an assessment of works could be carried out.

Following the structural survey and assessment of repair works, the Highways Agency then had to approve traffic management before work could start! As a result, the independent loss assessor claimed for loss of rent on behalf of the landlord.
